Years 3 onward can reasonably be modeled within a 5% to 7% annual growth range depending on passenger traffic, final location, hours of operation, visibility, seating, alcohol program, and operational capacity.
A structure that protects YUL's downside through a minimum annual guarantee and shares meaningful upside through percentage rent.
Rent shall be composed of a percentage of sales and a minimum annual guarantee, with the higher of the two prevailing. Based on projected Year 1 net sales of $3,000,000, percentage rent would be $450,000 — exceeding the proposed MAG.
